For property investors

A buyers agent for investors who want a portfolio, not a collection.

We help time-poor professionals buy investment property with a defined role in their plan, at a price backed by evidence, with numbers they can hold through an ordinary downturn.

Most portfolios stall for the same reasons: the wrong market, an overpaid entry price, or a purchase that blocks the next one. Our process is built to stop each of those before you sign.

Licensed buyers agent, buying across multiple Australian states

The short answer

What does a buyers agent do for an investor?

We define what your next purchase needs to do in your portfolio, choose the market that fits that role, find and assess the property, negotiate the price and manage due diligence through to settlement. Then we keep reviewing it with you after settlement.

You pay one fixed fee, agreed upfront. It does not change with the purchase price, so we have no reason to push you to spend more.

How we model

Numbers you can actually hold.

Holding costs at full pre-approval

We test the purchase at the top of your borrowing, not the comfortable middle.

Tax benefits left out

If a deal only works because of a tax offset, it is not a deal worth doing.

Conservative growth

Rent growth is planned at around 4% a year, so flat years do not break the plan.

The process

Strategy first, property second.

1. The brief

We map your goal, borrowing, buffer and timeline, then define the role this purchase has to play: growth runway, stable hold or near-term equity.

2. Market selection

Markets are chosen to fit the role, using vacancy, supply, employment depth and cycle stage, cross-checked across multiple data providers.

3. The property

On and off-market sourcing. Each property gets a manual comparable sales analysis: three to five sales rated superior, similar or inferior.

4. Negotiation and due diligence

We negotiate on evidence, coordinate building and pest, and work with your broker and conveyancer through to unconditional.

5. Settlement

We manage the run to settlement and help set up property management with the questions that matter: caseload and days vacant.

6. Reviews after settlement

A structural review in month one, a mid-year review and a twelve-month review focused on whether you are ready for the next move.

Common questions

FAQ

How do you charge investors?

A fixed fee agreed upfront, split equally between engagement and unconditional exchange. It does not change with the purchase price and we do not discount.

Where do you buy?

We are based in Brisbane and buy across multiple Australian states, in metro and regional markets chosen to fit your plan.

Do you take referral fees from developers?

No. You pay us to represent you independently. Any referral arrangement with other professionals is disclosed in writing at engagement.

Do you work with my broker and accountant?

Yes. Lending and structure decisions sit with them; we bring the market context so the plan is aligned before you buy.
